Tenant Credit and Background Checks
Often times we're asked to explain the importance of tenant credit checks and tenant background checks to landlords and tenant applicants. Essentially, credit and background checks help us to screen out applicants who have demonstrated a history of financial and/or legal problems. Here's how our tenant credit check and tenant background check is conducted.
Tenant Credit Check
As part of our tenant screening service, an applicant's credit history is evaluated very carefully.
We review a tenant applicant's credit history for evidence of slow or late payments to creditors, credit defaults and unpaid debts, collections, bad checks, unpaid child support payments, bankruptcy, and foreclosure.
We also review any indicators of tenant fraud or poor tenant rental history.
It's important to note that we recognize some credit blemishes are the result of circumstances beyond an applicant's control. A poor credit history does not necessarily mean that we will recommend application denial.
Tenant Background Check
Using our database of public records, criminal records, and our sex offender and terrorist search database, we check the background of each tenant applicant. Our process is designed to be as thorough as possible – we check records from different states as far in the past as available.
We think a tenant background check is very important for the community. By checking all applicants for criminal records and sex offenses, we are able to help keep families and children in the community safe.
